CURRENT CONDITION ASSESSMENT INSPECTIONS


Are you concerned about the condition of your investment?  You SHOULD BE!! 

A well maintained facility is the best way to preserve and enhance the VALUE of your very substantial investment!

Are you unsure of what your maintenance obligations are?  Do you KNOW if the USPS is fulfilling their obligations under the lease for maintenance?

Would you like a realistic maintenance plan?

We are now providing Existing Condition Assessment Inspections (which is very similar to a "home inspection").  We will go through your facility in intricate detail and provide you with a report of the complete condition of your facility and develop a priority listing of maintenance needs and approximate costs. 

We provide this service at a flat fee of $ 350.00 plus $ 1.50 per mile (which adjusts our fee for the time of traveling and expenses)

In addition to our report and analysis, we can take it one step further (for an additional consulting fee) and identify the deficienies which are your responsibility but also the USPS responsibilites and then negotiate with the USPS on your behalf to get the items brought up to standards!!

REMEMBER.... A WELL MAINTAINED FACILITY WILL MAXIMIZE YOUR INVESTMENT NO MATTER WHO IS RESPONSIBLE FOR THE MAINTENANCE!!

   We can provide you with complete management services for a percentage fee of your gross lease.  We will negotiate on your behalf, we will  advise you on financing issues, maintenance issues,  we will arrange maintenance services (whether with our crews or others), we will manage taxes, lease renewals, and even a sale if you so desire.

We have been in the business building, developing and consulting to post office developers for 15+ years now and know the USPS and their facilities and requirements.   We have more than 70 years combined experience in building construction and one of the top reputations in New England for constructing new facilities with the USPS!

We can provide you with a host of services which will make owning that post office as near care free as possible.  We can provide facility management and maintenance services in several formats including a flat monthly fee, on a “per call” basis or on a "cost plus" basis depending on your needs.  We can review your lease agreement and perform inspections to identify potential upcoming issues whether your responsibility or not.

We can act as your representative to the USPS and deal with any calls from the USPS.  We can assist in negotiating your upcoming lease renewal or help find financing to refinance your facility to free up cash or take advantage of better rates, terms or conditions.   We can even help you find a buyer should you wish to sell (although we are NOT a broker and hence do not provide real estate brokerage services).
